Central Properties bought from the developer Megastroy two A Class warehouse facilities under construction in Krasnoyarsk with a total area of more than 65 thousand square meters.

This information was reported by the investor’s press service. With account of the new acquisitions, the company will manage more than 1.4 million sq. m of the A class real estate. Among the tenants there are the leaders of the e-commerce market. The warehouse facilities are part of the future logistics park with a total area of 150 hectares.

Alexey Smerdov, investment director of Central Properties: “We highly appreciate the quality and speed of warehouses construction by this developer. Analyzing the commercial real estate market in Krasnoyarsk, we are ready to expand our portfolio here by developing cooperation with Megastroy company. Generally speaking, our strategy involves active expansion — we are considering the purchase of warehouse and retail facilities throughout Russia. Warehouse facilities are purchased for placement in one of our funds managed by Parus Asset Management. We expect that the logistics real estate fund in Krasnoyarsk will be in demand among retail investors.”

The logistics real estate fund in Krasnoyarsk looks especially promising. Krasnoyarsk, being one of the most unsaturated warehouse real estate markets among cities with population of over a million, has significant potential for growth. According to NF Group, the current volume of warehouse space here is only 0.3 million square meters, which is extremely small compared to the needs of the growing market. This creates excellent prospects for increasing investment in this sector and expectations for significant growth in the coming years.
