The Developer Megastroy has sold 40,000 sq.m of Class A warehouse space in Domodedovo district under the built-to-suit scheme (customized construction), as Interfax was informed by deal consultant from the NF Group company.

“One of the largest Russian developers Megastroy signed a contract for the construction of a Class A warehouse complex with a total area of 40,000 sq.m. under the built-to-suit scheme in Domodedovo, Moscow Region with one of the major distributors of consumer goods,” the company representatives said.
The deal involves the construction by Megastroy of a class A logistics complex with an area of 40,000 sq.m for a large distributor of consumer goods under the built-to-suit format. The complex will be located 13 km from the Moscow Ring Road, in Domodedovo, Severnyi MD. It will include a warehouse area, an office part, and utilities rooms.

The Megastroy company has been operating on the market for over 16 years and has constructed and put into operation more than 1,650,000 sqm of commercial real estate.

Sergey Molodov, the Development Director told us of the company’s plans: “This year we see an active demand from users of warehouses for both purchase and rental. There is a low vacancy in the market. Therefore, we are exploring new locations, opening up new directions — recently we have started a logistics hub project in Krasnoyarsk.”

Evgeni Tynyanov, the Director for Representation of Interests of Corporate Clients of NF Group, clarified that the share of vacant warehouse space continues to decline and amounts to 1.6%.

When it comes to the structure of demand, then, according to the company data, in the first quarter of 2023 in Moscow region, the distributors took the second place among the main consumers of warehouse space with a share of 26% (or 158 thousand sq. m) in the total volume of transactions. Previously, it was only 12%.
